アセットマネジメント部において、物件担当マネージャーとして以下の業務を行って頂きます。

（扱うアセットは開発型及び収益型物流施設です）

•  開発期間中運営業務（投資計画に基づく投資期間中のキャッシュマネジメント、PM、BM 等オペレーターの選定、リーシング管理等）
• 安定稼働後期中運営業務（運営計画・予算作成、物件のバリューアップ、各種外部委託先のコントロール、予実管理、収支分析、テナントリレーション等）
• 融資先銀行、信託銀行、PM 会社への指図、承認等
• AM レポート作成
• ファンドマネージャー、レンダー、信託銀行等に対する報告、各種社内部署間の調整
• 投資リターン最大化のための出口戦略の立案
• その他関連業務

You are expected to take the roles as follows as an Asset Manager in distribution facility under development funds or distribution facilities under income-based funds.

• Asset Management during construction period, including in Cash Management based on investment plan approved, selection of facility operators, for example Property Manager, Reporting the progress of construction and pre-leasing, etc.
• Asset Management after stabilization including in budget creation and business plan, Value up plan, Operator Control, Cash Management, Cashflow analysis, etc.
• Managing instructions and approval requests to lenders, trust banks and property manager or other relevant parties
• Create Asset Management quarterly report
• Reporting to fund manager, trust banks and lenders, arrangement between departments
• Create exit plan to maximize investment return
• Other related duties

• 不動産 AM 会社, PM会社又は会計事務所、不動産鑑定事務所等ファンド関連業務での勤務経験５年以上
• 過去の経験や業務範囲に固執することなく、様々なマネジメントスタイルに対し柔軟な対応が出来る方
• EXCEL ワークが得意な方
• 社内及び社外と円滑にコミュニケーションがとれる方
• 成長段階の企業で、業務範囲を限定せずに幅広く携わりたいという前向きな意欲がある方
• 不動産開発業務経験又は英語での業務経験があれば尚可

• Over 5 years business experiences as an asset manager, property manager, appraiser and/or accountant
• Flexible business style is expecting to adopt a various management style regardless your experiences in the past or business area
• Proficiency in Microsoft Excel
• Effective communication with clients as well as with colleagues
• Positive mind and driven to expand business and focus area in a developing company
• Experience in real estate development business utilising the English language is preferred
